My mom passed away this year, four months after she passed my grandma died as well. in my grandmas will he estate is to be divided as my aunt gets 1/2 and my moms half is divied between my sister and i. My aunt wants the house and she had it appraised. She won't tell us what the appraisla is and said that she contacted alawyer who said to get estimates on how much fixing the house up for her to live there will cost. Is the house valued at the appraisal or do we get knocked for the expenses to fix it for my aunt to live there.

You shouldn't - she takes the property as is.
She has the right to get money from the sale of the house, as-is, problems and all. She has no right to live in it and no right to claim additional amounts from your shares of the will in order to fix it up for her to ever live there. You, of course, have the right to see any appraisals she claims are valid, and likewise you can, and should, pay to get your own independent appraisals as well. She can buy you out of your shares of the home if she chooses and you agree. But fixing it up isn't your responsibility.
