My parents died without a will my mother 2 years ago my dad 1 year ago. the only thing of value is their home My dad signed it over on the title to 1 of my sisters. That leaves Myself and my other sister with nothing we had a verbal agreement to split 3 ways we have the house for sale. My sister that has the title keeps giving us the run around about selling etc. Do My other sister and I have any legal recourse to contest the property

Your case is weak. Ownership interests in real estate are governed by what is in writing. To prevail against the deed that left the house entirely to your sibling, you would have to prove the deed was legally defective in some way. You should speak with an attorney in your area to see if you have any facts on your side which would provide a basis for challenging your sibling.
