Can property given be returned without penalty?

A mother in Illinois gave her grown son a farm and house in the country in 2002. The mother retained a farm and house for her self. Can the son return this farm and house to his mother now in 2006 in the same way she gave it to him? Would there be penalties? Thank you, Mark

It all depends on what you mean by "giving" the house. Was there a deed involved? Please provide additional information.
