Legal Question in Wills and Trusts in Illinois

The successor trustee of my father's trust and his attorney are refusing to file the deed to transfer my father's condo to the beneficiaries (we three children), until we let him take personal property left to us and giver him and his attorney more money!

What should be our next step?
