Transferring Real Estate into a Living Trust

What kind of deed do I use to transfer the title of my house into a Living Trust, do I record it at the county clerks office? Will I still need to also do a will, does the trust have to be registered, how should I do it.

And, lastly, will the trust protect property from liabilities and keep its ownership private.

It seems to me that you are doing this without a lawyer, or those questions would be answered. You are making a big mistake by doing this on your own. You may think you're saving money now, but it'll cost later because those internet forms are no good. Besides, it's illegal for anyone but a lawyer to advise you on a living trust, or any legal question, for that matter. If you want your trust done right, hire a lawyer. You may save now, but your benificiaries will pay more because of improper trust language or forms. They'll have to go to court to straighten out the problems. That will cost thousands in attorney's fees. Please call a lawyer. I'm available, but you don't have to call me. Just call an experienced estates lawyer. Good luck.

I agree with the other posting regarding consulting an attorney for these matters. Even if someone posts an answer to your specific questions, there are still many traps for the unwary and inexperienced when dealing with trusts and real estate transfers.

Please consult an attorney who has a solid background in estate planning.
