My question is :-

(1) How is Minor purchase a property?

(2) Any extra para write in Sale Deed or Agreement for Sale?

obtain order from District court of your jurisdiction

nothing can be done by adding any para, ofcourse you can purchase with risk and get indemnity from others by incorporating sufficient para signifying indemnification incase minor challenge on attaining majority
