Legal Question in Real Estate Law in India

I am Planning to buy an BMRDA approved plot with DC converstion from Agricultural to Residential. The First property owner given a GPA (Power of Attorney) to other person. GPA Holder sold the property to another Person. Now i m plaaning to take the property from another person. My question is, is there any problem if GPA is done previously. some people are saying that GPA is not Vaild?

Please breifly explain me if there is any problem or not.
