If one month from the date of return of cheque has not expired, immediately issue demand notice under RPAD to the property agent to pay within 15 days of the receipt of notice, If he fails then file complaint to local magistrate under Sec.138 of the Negotiable Instruments Act, within one month from the expiry of 15 days of service of notice on the agent.
