for a proprietorship firm Bank is asking a mortgage of properties of a guarantor for cash credit facility.Is it necessary?

This is not a legal issue, it is a commercial issue; bank has to decide in its commercial wisdom, where it needs a security and where it does not need; and what security it needs.
