Title Search at Sub Registrar Office

Some say title search is to be done for 12 years and some say for 13 years. Which is correct and why?

If your answer is above 12 years, then can this be 12 year and 1 day or 1 month also?

In my opinion it is atleast for 20-30 years as to title a property marketable and free from encumbrances and reasonable doubts.

There is no such thing that in every case search is to be made in the Registry only for 12 years. It depends upon the facts of each case. If the proposed seller or title holder got his sale deed or title deed within 12 years, and if encumbrance certificate or search has been made previous to that deed from the parent title deed, search can be limited from the last of the title deed. As by way of abundant caution, it is usual to have search for 30 years on the ground that Governments have 30 years to file suit.
