Confusion over area of the land

I purchased a piece of land in a plot (area of which is 0.98Acre) in 1970. Owner of the plot was illeterate Schedule Caste. He transfered most of the land to other parties before us including aquisition by Bihar govt.. I had to purchse remaining land left which is adjacent to my other land. But at the time of registry of the sale deed there were confusion over area of the land. So it is written that total area of the whole land is 0.21acre with specific boundry shown/written. Also in the recital portion of the deed it mentioned clearly that if the land measures more than the 0.21acre in this plot , the vendee will have the right, title, and possesion, i.e. apart from the area 0.21 rest the land in this plot is also been sold to the vendee with the same deed. Recently we came to know that actual area of the land is 0.32 acre. But the boundry mentioned in the deed is correct and is for the whole land Till now we were anaware of this fact. Now the heirs of the vendor somehow managed to know this fact and started creating problem from this year and are trying to take back rest of the land with the help of neighbors. One of neighbor has occupied more than he purchased from same vendor. we r unable to erect boundry. What should we do.

Re: Confusion over area of the land

You may contact the revenue authorities for actual "demarcation" of your area with the help of your sale deed and the rights of the vendor who sold his share in your favour.
