Legal Question in Civil Rights Law in India

Dear Sir,

I have purchased land unapproved 1870 sq ft. I applied for patta. The issued patta declared 1270 sq feet only. After I spoken to Land surveyor He told based on the FMB sketch the land availablity is 1. 3 ARE only. So physical land value & Regestration land value(1870 sq ft) not considered. Please tell me What I have to do for this Patta disputes.

Did your purchase land from a Developer or from a retail seller?. You will have to issue legal notice & Litigation for shortfall in land extent. Depending on the seller, apporppriate court will deliver justice to you.

Dear Sir / Madam,

All lands in the state of Tamil Nadu are classified into various categories and maintained in the survey & land records.

a) the Govt owned land catageries are -

(i) government porambokes

(ii) watercourse porambokes

(iii) road porambokes &

(iv) reserve forest porambokes etc.,

b) private general public owned lands are

(i) agricultural patta lands nanja (wet lands)

(ii) agricultural patta lands punja (dry lands)

(iii) residential patta lands and so on.

A patta land means it is private property which stands in the name of an individual. In case of civil disputes, a patta holder has a good title over the property.

I strongly recommend you appoint a Land Surveyor to measure the exact area of land, and based on his certificate, you apply for reinstatement of the difference in your Property Card.
