Legal Question in Civil Rights Law in India

A deed of release was executed but remained unregistered in favor of my mother (now deceased) by her karpardaz in April 1985 with respect to a suit property in Patna. Thus came to the knowledge only 2 years ago and a civil suit was filed by me. Subsequently it was found that this karpardaz executed 3 sale deeds in favor of my maid with whom he had had illicit relation in the knowledge of one and all against whom the case is proceeding. I wanted to know what is the legal force of the deed of release aforesaid when the same is unregistered and the suit property is in possession of the defendants. Although the defendant Maid has managed to submit before the court one unregistered deed of agreement for sale predating the deed of release aforesiad and in the subsequent deed for sale there is no reference of the deed of agreement aforesaid.
