Legal Question in Civil Rights Law in India

I had a land in size of 2100 sq.ft (35'W X 60' L) as per mother deed.

But, physically it is (34' W X 60' L):

I have sold initially (5' W X 60' L) and registered the same to the Party "A".

After 15 days I have sold and registered the remaining area of this land

(30' W X 60' L) as per document to party "B" without measuring the area;

Document writer also mention (30�X60�) after deducting Party �A� �s area from mother deed. But, physically it is 29' Width X 60' Length only.

Party �A� is the first purchaser and Party �B� is second purchaser.

My question is

1. Party �B� is having any rights to ask difference of �one feet� land from Party �A�?

2. If problem will raise between party �A� and party �B�, who is having

majority rights to get that difference area?
