Property sold to 2 Person by ownerq
My Uncle who jointly owned our Family House sold his share(1/3rd) to my mother in addition to our Tenant.
His Sale Agreement with the Tenant was in December 2006 and the Final Registery Amount paid by Tenant was in October 2008.
Our Sale Agreement with Uncle was in March 2007 and the Full Amount as calculated by the Registery Office was paid Immediately.
In this case whose Agreement is Valid.

The sale deed registered prior in time will supersede the sale deed registered later, irrespective of the dates of agreement. the subsequent vendee may take civil as well as criminal proceedings against the vendor; the vendor may be guilty of cheating.

The Sale Deed which is lodge prior than the Second is valid in eye of law.
The Vendor can be charged with cheating.
