purchase formalities

what all documents to be verified before purchasing the land & how many years records to be checked for confirmation of ownership of land as per law?

It may be better to check up ownership/title records for preceding 30 years. A "title search report" may also be obtained from a lawyer.

You have to apply for the encumberance certifiacte initially from the sub-Registrar office for the preceeding 14 years and see under whose name the title deeds,i.e. sale deed is there.You have to verify the link documents,i.e. the sale deed of the erstwhile owner or the confirmation of ownership documents,which are available with the person from whom you are goint to purchase the property.
