Legal Question in Civil Rights Law in India

I am residing at Thane(Maharashtra) in a chawl on lease of 30 Rs. from last 40 years and was expecting a re-development through SRD scheme.But in sudden the landlord sold the property.And the new landlord who himself is a Developer wants to build Ground+2(which is illegal). He says he will give 100sqft as itis, but on 2nd floor which is doubtful and I don't agree.Hence he is threatening me to vacant the place.Please advise me what to do? And advise me, as a tenant from 1973 what rights do I have?
