tenancy act
we have a tenant in our ground floor since in the yeat 1978, hence we have a draf t agreement on that behalf signed by both party which was not registered and have not done notary also in the respect is it a valid agreement? how do we evicted those tenant as we are in urgent need of room? recently they are using the rooms as godown purpose?

Yes,it is an agreement and you can use the same to prove the terms agreed between you and the tenant.You may file the eviction case on the ground of bonafide requirement.consult a local lawyer with all details.
