Tenant in Mumbai
Our landlord is not accepting rent for last three years. Pls advise how do we proceed. Can he create problem using this no rent excuse. Please advise a solution.

start depositing the rent in court.

If he is not accepting rent personally send it by money order or by registered post. And as a last resort through your advocate.
As he can use this "non payment of rent" as a ground to initiate any action against you.
