what are the terms and conditions to be followed by the owner of a shop. so that tenant cannot create any problems.

best way is to execute a good agreement for 11 months and renew it after every 11 months. keep the rent and penalties on higher note in the agreement so that if he creates any problem then he will be liable to pay higher rent and penalties.
