Atul sells a house to vishal by a written document and delivers possessions to vishal , but the document is not registered. canatul sue vishal and take back the possession?

as per indian registration act, the transfer of every immovable property needs to be registered. in this situation, when the document is unregistered, Atul can go for cancellation of unregistered document and seek possession. in case Atul accept sale consideration, he may have to return the same. on the contrary, Vishal has an option to go for a suit for specific performance for seeking direction of court for execution of registered documents.
Registration of Sale Deed is a must under Registration Act.
