Legal Question in Construction Law in India

According to builder as car parking is not sellable hence he has not shown in registered aggrement but he gives allotment letter on his letter head.Does only allotment letter sufficent to show particular parking is on my name /sell to me legally....& when in future if i need to sell flat with parking then can it be alloted to purchaser only on allotment letter.

If there is no agreement between the builder and the owner of the plot with regard to parking , in that eventuality , the builder cannot sell anything as the same is not owned by the builder and there are no legal document to show any ownership of the builder.
