We planned to buy a flat in Marathahalli Bangalore. We got the following documents from the broker (Square Foot Properties).
1. Sale Deed
2. Absolute Sale Deed
3. Rectification Certificate
4. Encumbency Certificate for 30 years
5. Power of Attorney of the Original Seller of the Land
6. Sanctioned Plan
When I gave these docs to the lawyer, he asked to get the Agricultural Land Conversion Copy (DC Conversion Copy) as well. But, the properties person is making delay to give that.
I am not sure how, but, the entire apartment is booked and Registration has been done for most of the flats. When I checked with one of flat buyers, they told that will not be a problem since it is a residential area and there are lots of apartmnets already built over there.
Second thing is, when we compared the sanctioned plan, there was little deviation from the actual flat. We are yet to get the updated plan.
And, this property is approved by LIC, SBI and IDBI for Home Loans.
Need your advice in whether to go ahead with this purchase as we are really afraid now.
