lessee died without leaving will and leave behind one wife with one son and one late sons two miner sons with daughter in law of late son then how we taken the all three legal heir are get mutate and free hold property and sold out same time without any legal huddle or future dispute creation by any one miner legal heir or other ?

Getting leasehold land converted to freehold is a lengthy task. It may take much time. Once you get the property converted to freehold then you would surely get a better price.
