Legal Question in Criminal Law in India

is any negative effect on property title if we file criminal suit/ damage suit against the seller, yet seller sold his property on the basis of registered will and mutate & execute conveyance deed in his favor from L&DO and sold us through sale deed but don't show other legal heir name in affidavit file in l&DO and during the sell his property until the executed sale deed in our name but then other legal heir file objection in mcd then we send notice through legal advocate and they reply for they are agree for re submit affidavit in L&do if require by department but few day later other legal heir file partition suit against them and make party us because we file against other legal heir caveat after objection in mcd , now situation is we sold our property to other party before filing partition suit and filing objection by other legal heir.
