Legal Question in Family Law in

My mother is having only one sister(Kamlesh) and no brother, my maternal grandmother is died, she wrote in her will that kamlesh will be getting her house (worth around Rs 40 lakh) and kamlesh will pay only 5 lakh rupees for it to my mother. Can we file a case against kamlesh?

Is there any chance to win the case and my mother get equal part in grandma house?
