Legal Question in Civil Litigation in India

CAN A GENERAL POWER OF ATTORNEY TITLED 'IRREVOCABLE' BE REVOKED WITHOUT ASSIGNING ANY REASON?

CAN THE AGENT (AS POA) ENTER INTO A SALE DEED WITH HIMSELF (AS INDIVIDUAL)

a) Without written permission of the Principal?

b) With the written permission of the Principal?

DOES REVOCATION OF POA NEED TO BE REGISTERED IN FRONT OF SUB-REGISRAR WHO REGISTERED THE POA?
