Legal Question in Civil Litigation in India

My grand father had 3 daughters and 2 sons.Now he was passed away. After his death his 2 sons are given some land(25 cents or 32670 sq.feets) to his elder daughter to constract a house as a gift and they have given only aggrement not registered in 1987.Since 1987 to till date we are staying over there and recently we arew constracted a house worth of around 30 lacs. Now that 2 sons arte saying that "you are only elegible up to your house i.e 2250 sq feets and you have to left remaing land". In the year of 1987 they had given aggrement only not rigistered one. Now we need left that land or we can registered that aggrement to pay the stamp duty up to now.

Or we can processed as per legal approach. My mother is the elder daughter of my grand father, so that she is also having right to get land from them.
