my grandfather(father's father) made an unconditional registered gift deed in favor of his daughter for some part of his self acquired land in 1993 at registration office but donee didn't made any acceptance signature at the time of execution. They executed and got passbook but they didn't take any permission from my grand father i.e they got passbook and got rights on that land after 40 days without my grandfather's notice and they took position on that land. i heard that the gift is incomplete if both donar and donee both are signed at same time donee applied after 40 days(i.e she accepted) is there necessary to take any permission from donar because they didn't made signatures at a time.My grand father executed cancellation deed in 2008 because they are not caring at him and executed gift deed in same registrar office. is it valid then how can i get that land back

I have answered this in detail.
A donor may revoke a future gift, however a gift delivered and accepted cannot be revoked.
through taking possesion they have accepted the gift.
if u want u can challenge the gift deed on the grounds of force and fraud but than that u have to prove
