Legal Question in Civil Litigation in India
My grandmother owned land and building in Kolkata suberb in 1966 , died in 1994, she had only legal heir as only son e.g. my father ,died in 1988
My mother also died in 2007 and we are myself,only son,three married daughters.
It was learnt that my mother made a registered gift in favour of my grandmother in 1987, but after searching no such recordings have been found in Registration office.
Prior to death of my mother, she made a registered gift of her share in the property in favour of me ( specifying land and building in sq ft measurement of the three storied building)
I alongwith my wife and only son now residing in the house property since 1986.
My sisters are all well settled after marriage and are living at their respective places,
There is very little scope of verbal negotiation with my sisters to settle the property in favour of me.
I am 56 years of age now and staying since 1966 and got married in 1986
Under the situation, please advise in the matter how to settle the property in my favour in convenient way or remain in status quo position and whether I can sell my share alongwith gifted share of my mother in future,and what may be the future consequences if it remains status quo or any other valuable suggestion from your end to avoid any dispute in future.
