Legal Question in Civil Litigation in India

I am planning to purchase a new flat in Bangalore. I negotiated with Builder and we came to a price figure including registration ( all ).

Now my question is, whether the registration process done by Builder is ok? OR Should I do that one? Basically what are the issues will be there when builder does the registration?

I am not able to understand whether should I withdraw that registration process from him? OR we can add some conditions in the sale agreement?

Now I have given only the advance amount, about to write a sale agreement so please advice me what points we can add in the agreement when builder does the registration process?

It is better fix some conditions in an agreement accord to your convenience before preregistration.

registration by builder means the cost of registration is to be borne by the builder. that does not mean you cannot go through the agreement, incorporate your condiitions, at the time of execution and registration have your witnesses rather than witness of the builder. Make sure the date of flat being ready is there. Ensure the handing over of possession to you within specified period to which you agree. if flat is not yet ready, you may mention the quality or design you look forward to. condition that flat is not already sold or will not sell to any one else.
