i have sold my proprty and the Purchaser's name is mention on the 7/12 E xtract, can that be change if my sister claims on the same property?

Dear Sir / Madam,
Having already sold the land and received full consideration thereon, the buyer acquires the rights to get his name updated in the Tahsildar's 7/12 utara or land record. It is fraudulent to add the name of your sister in the 7/12 record on the pretext that she had a right on the property, when you have already sold the land. You can financially compensate your sister in another manner in consideration of her share in the family property.

It can be done only through court. Remember, if you sister claim share in the property, then she has to register a suit in the court, claiming partition in the suit property, and declaration qua the registered sale deed. unless that is done, she cannot get her name mutated in the revenue record.
In legal terms revenue record are only for fiscal purpose. They do not confer any right, title or interest in the property, nor could such entry in revenue record extinguish any right, title or interest in the property which a person already has in such property.
