i stay at mumbai in a rental premises (padgi) for last 52 years the rent recipt is in my fathers name who expired 18 years ago the landlord does not change the rent recipt , i pay rent by cheque , what is my legal standing

You don;t worry about it. Since you are paying the rent by cheque and the amount has been accepted by the landlord, he cannot deny the payments later. But it is also better for you to write a formal letter asking him to issue a receipt in your name since your father expired long ago. Retain a copy of the letter in your files.

Dear Sir / Madam,

The landlord is legally bound to issue Rent Receipts each month and transfer the tenancy right in the name of the legal heir with a written application and production of the following :

a) Father's Death Certificate;

b) Indemnity & Undertaking from the legal heir, if there are other brothers and sisters and legal heirs &;

c) Father's Will (if it clearly states in whose name the tenancy rights will be transferred post his demise).
