Legal Question in Civil Litigation in India
A tenant is using residential property as commercial (lady doctor clinic) and paying misuse charges for electricity. no agreement between land lod and tenant. rent Rs 6000p.m. (10% increase after three years) .landlord wants to sell property20 yards and buyer is ready to buy at agreed price 30 lakhs. land lord backsout and insist for vacation of premises. doctor is earning bread and butter for 7 years. can landlord force eviction even if the tenant is willing to pay the demand price?

in case the tenant is willing to pay the demand price, she may invoke the law of pre emption. but she needs to hire a lawyer so that appropriate legal action can be initiated or the alleged action by landlord can be defended.
