Legal Question in Landlord & Tenant Law in India

I have 2 shops which has been on rent since 1960`s.I`m the tenant of both the shops.during that time i had paid RS 1,35,000 as PAGADI and additional RS 30,000 to get the rent receipt on my company`s name.The rent is a mere Rs400 or so.My Landlord has stopped taking rent since past few years and has stopped issuing the rent receipt.The rent receipt is on my company`s name.Me and my landlord are not on talking terms.I however have sent him the pending rent by money order twice,Which he has refused to accept.I have kept the details of him not accepting the money order,in case he files a case against me that i`m not paying him rent.Is this sufficient from security point of view or something else needs to be done,Like opening an account in a bank and keep depositing the rent over there?.I`m from Pune,India.
