Legal Question in Landlord & Tenant Law in India

I am Anand from Bangalore, India. I stayed in a house for 1.5months & vacated by giving a proper 1month notice as per the agreement due to snake from nearby busy and from a big gutter coming into my house. At the time of terminating of agreement, the landlord asked Rs.12000 for painting the house where the painting amount is not quoted in the agreement. It is written in the agreement like, either landlord or tenant can paint the house. Now, the owner is not agreeing us to paint the house. He only will paint or will deduct Rs.12000 as painting charges. As a tenant, what should I do? Do I need to pay the entire amount Rs.12000 quoted by him to the owner? Since you have already vacated on a proper notice, you are not liable to pay any charges for painting the house; and you should tell teh landlord so.
