I am a tenant in chandigarh.Litigation is going-on between me and landlady in distt.Courts,chandigarh.The old'landlady is nri and she has enough money to file no.Of false cases and bribe anybody.The judge seems to be tilted to that party.My attorney is not taking interest in the case and bent upon to waste my money so that i should surrender.Though,i am highly educated,i am worried now.Now,the judge has given last opportunity for cross examination of mine.I know,my attorney will not come on that day too.Have i right to approach sessions court and high court ,chandigarh in the event of adverse decision.All my labour seems to be wasted.The landlady has no documentary proof and witness in her evidence.All her statement is bald and falsified on the grounds of ejectment on personal necessity.She is claiming 4000pm as rent,while i had tendered 1000 pm rent on the basis of receipt issued by previous deceased landlord.I lost the receipt,but now i have been permitted secondary evidence to prove the receipt.I had taken photographs of disputed and standard signatures and will submit report soon.The landlady has also filed criminal case of forgery against me.As there in no original receipt now,and in another court,i am adduccing sec.Evidence.

Since it is a case pending in court, you will need to follow advice of your counsel. If your counsel is not cooperating with you and you are not satisfied with his handling of case, you should change your Advocate after obtaining NoC from him OR after seeking permission of the Court. Even if you do not get NoC, you may approach some other Advocate who may be willing to conduct your case. Since you are an educated person, you may also conduct your case 'in person' and withdraw your counsel from the case.
You should not level unsubstantiated allegations of bias and corruption against Judges.
Merely because the landlady is NRI would not mean that she can bribe anybody. The Chandigarh police is still considered one of the best in the country and is not ordinarily biased or tilted. If you have genuine grouse against police or judiciary, you are entitled to approach the next higher officer/authority.
The Judgement of Rent Controller is Apealable before the District Judge; and thereafter the parties will have a remedy of Revision before the High Court.
