Dear Sir / Madam,

There is no question of a Sale Deed since there is no sale of property involved.

You need to make an Agreement for Leave and License (ALL) for a period of 3 years and pay the prevailing Stamp Duty thereon. There is no harm in giving a copy of the ALL to the licensee for his record.

as a matter of fact, the tenant may be interested in ascertaining your ownership as he is spending a good amount of money as rent. you may show him the documents for his satisfaction.
