Legal Question in Landlord & Tenant Law in India

i just inherited a old chawl house in nasik (maharashtra) from my grandfather.the chawl has 17 tenants one tenant mr.patel who had a kirana shop has not paid rent to my grand father since 1982. mr.patel expired , kirana shop was under care of his son & daughter for few years..somewhere In 1980'es his son closed the Kirana shop bussiness & subleased his shop to his friend in to do sari bussiness by very cleverly entering into partnership with him,, there by avoiding being trapped in law of "sub-leasing".

after few years his friend has managed to get his name in "revision land records" and has mentioned that he is paying rent of rs.1000 to us ( I really don't know how he managed to do this as we have never received any rent nor have we given him any receipt).. we have been paying all the muncipal house tax for so many years, our yearly income from rent is rs 5000 & land tax is 12000.. it so painful to pay hard earned money from our pocket. (most of tenants pay rent bet rs 15 to rs 65)

please guide me how can i proceed.. and get them evicted.. My lawyer says as the sub-tenant is doing bussiness for more than 12 years.. my case will be weak?? sub-tenant may say he is paying me the rent and i am not giving him receipt for same,,

whom should i put a case on ?? on Mr. patels son .. original owner or his friend who is sub-tenant.
