Landlord problem

I am a tenant in chennai, state of Tamilnadu in an apartment of 1200sq ft under lease agreement with renewable after 11months since 2004 and thrice my agreement was renewed by increasing a 20% rent after 22months as per agreement. Now the landlord is demanding twice the rent what i was paying ie 20000.00. The landlord is not willing to renew my agreement though iam prepared to increase 10 or 20%. He is asking me to vacate otherwise he will use force to vacate me. He says that this is a new flat built just 4 years back and hence rent control act does not attract and the court cannot do anything . I am regular in paying my rent which I pay by account payee cheque only. My agreement is due to expire within 4months and I have small children who is studying in near by school.I came for a rent of 8000.00 and now I am paying Rs.9500.00 plus maintenance Rs.1200.00. Please tell me is there any way i can be saved through the court of law. This landlord is having 28flats in this enclave which has 8Blocks of 16flat in each block.
