Leasng out a commercial property
I have a 3-storeyed commercial property in Kerala and would like to lease out the ground floor now.The two other storeys are occupied by banks.
The local company that is asking the ground floor has a reputation of accquiring the buildings that they rent in the past.They are giving me good rent and deposit and I would like to give them the GF due to other advantages as well.I have good relations with the manager as well who advised me to make appropriate clauses to safeguard my building if I am concerned.Their condition is that they need the premises at least for three years.I told them the agreement will be for 11 months and renewable each time till three years.Therafter,a mutual consent would be needed for further renewal of the agreement.Please let me know what clauses do I need to make to safeguard my building.The local company has good political and legal connections but should I be really worried as far as I have made the agreement strong enough?
Please advise the points to include to make agreement in my favour under all circumstances.Any other ideas that can safeguard the landlord.I can see several cases where the tenant gets the favour after leasing for many years.This is unfair.Please advise.

There is no harm to let out the premises for three years but in that case you have to get the lease deed registered.There are various points but it vary from requirement of parties.Consult a local lawyer.In case of need contact with details.professional charges are applicable.
