Life of tenant

What is the landlord's responsibility on the safety of the life of the tenants in a 60 yr old building? If the building is a dilapidated structure according to BMC, can the tenants go in the court of law to redevelop the property incase the landlord is not ready/ is too greedy about his share ? Can he have the lives of almost 50+ families at ransom just for the sake of his monetary greed/gain? Does law have some options? If the tenants are willing to redevelop the property & landlord not willing in such a scenario if lives are lost during the rainy season, who is held for the loss...Waiting for a detailed answer..plz help..

Yes, you can proceed if all the tenants agree to do so. However, prior to approaching the developers for redeveloping the property you should be able to demonstrate that sufficient opportunity was given to the landlord for doing the same.
