what does the lockin period mean ?
is it compulsory for the tenant to continue the business and pay rent
even if the business is under loss just because the lease is still under lockin period ?

An appropriate opinion may depend upon the contract executed between the parties. In a given situation, the business and tenancy may be delinked. You need to refer to all the clauses of the agreement to find out premature termination penalty etc.
