As members of the Co-operative Society, all the common overheads of the building property have to be shared amongst all the members in proportion of the area occupied by them in the building of the Society. You should ascertain and ask what is the total cost of lift maintainence annually and whether the correct share of amount due from you is being charged to you ?

At the outset, Rs, 21,000/- is an apparently high amount which is quite unlikely and unreasonable. Ask the Hon. Secretary that you want to examine all the three quotation(s) obtained by him for lift maintainence, before you agree to pay.

Do not make any payment unless and until the above issues are probed and enquired. Independently obtain a lift maintainence quotation yourself from a Company and see what they quote.

Also confirm whether all the Managing Committee members of your Society have executed an M-20 Indemnity Bond.
