Legal Question in Landlord & Tenant Law in India

I have purchase a house property from a person to whom it gifted from his maternal anti. the house has two part, with different city serve number. one of it I purchase in year 2007 and other one I want to purchase now.the gift deed is only one ,whether I have to register two different sale deed,or I can make it only by an contract of transfer ?(2) and the second part is given in possession of other person from 50 years he was tenant. and he demand more then value of the property what remedy available to me?

You say you purchased one in 2007 and now you are asking whether you have to register two different sale deed. Please clarify. Otherwise better approach a lawyer and do as per his advice.
