Legal Question in Landlord & Tenant Law in India

Recently we bought a 30x40 site in the peripheral area of Bangalore. Historically, the site was given by Local Muncipality as a free land under 'Ashraya' program to land owner. In the allotment letter given by government, land owner was not permitted to sell/rent the property in any way for 20 years. But the owner sold the property with whom we bought the property.

Registration was completed and all documents have been collected. Sub registrar did not raised any problems while doing registration. Landowner and the first party land owner did not raised any complications during registration. Its only later we realised that the property had this condition. Now, we are trying to get debt/khata documents from Khata/land accoutant office but he denies making debt document. And he does not suggest any solutions as well.

Before we go to any lawyer, can anybody here help us by giving some advice on this?

The sale, to begin with, is void. registration of sale deed does not help you. Maintain your possession till 20 years get completed. Then apply for entries in khata.
