Sec 3 of Maharashtra Rent Control Act

If the Acts does not apply to the premises let or sublet (on leave and license basis) to Banks, Public Sector undertakings or multinational companies, or companies with a paid up share capital of one crore or more, than which law governs this leave and license premises let to those companies. If transfer of property governs than under which section the same is covered. thanks

If Rent Act is not applicable to an area by virtue of any exemption Notification, the proceedings may be initiated under Section 106 of T.P.A.
