i have a shop which i want to sublet the landlord is ready to give me an noc but i have doubts that maybe i might be putting at risk my rights as a tenant since the last 60 yrs as the market is supposed to go for redevlopment

Dear Sir / Madam,
Please grab the opportunity since the landlord is ready to give you the NOC and lease out the shop vide an Agreement for Leave & Licence for 11 months (registration optional), 2 years (registration compulsory) or 3 years (registration compulsory) depending on your convenience and the time you envisage it will take for redevelopment. Never keep property idle.

yes.... you may be deprived of the benefit by sub letting so its better not to sub let the said shop and wait...
