SIR,i am planning to occupy a 1 room kitchen flat in pune on rental basis usually there is an 11 monthly aggrement in such cases i want to know what will be my rights under maharashtra rent control act 1999 as a tenant

Dear Sir / Madam,
An Agreement for Leave and License (ALL) is a pure short term agreement in the nature of a temporary lease. The arrangement is purely on account of the Owner not being able to occupy his flat for a short span of time, and hence he / she chooses to lease it out.
It is no way a tenancy and is outside the purview of the Maharashtra Rent Control Act.
You can be evicted for violation of any of the terms and conditions stated in the ALL, and even otherwise by the Owner giving you the stipulated notice period as stated in the ALL to vacate the premises during the tenure of the ALL.
