Dear Sir / Madam,

(Gautam Buddha Nagar, Noida, Uttar Pradesh)

Your son ought to have an Ownership Agreement or a Lease Agreement or Rent Receipts for his shop, to avoid the possibility and risk of "trespassing" (Section 447 of IPC) which can be invoked by the landlord. Your son has to first settle this issue with the landlord, and not worry about the new property owners, especially if the landlord is only hinting that he is in the process of negotiating the sale of the property.
